House prices rose by 0.4% in July from the previous month, figures released by the Land Registry have shown.
The average price for a property in England and Wales now stands at £166,798, after year-on-year costs increased by 6.7%.
Data compiled by the agency's House Price Index revealed that the highest annual change can be seen in London, which has experienced a 12.1% rise in property prices.
Conversely, costs for housing in the north-east have fallen, with a movement of -1.4%.
The news comes as research by the British Property Federation found evidence of a trend for small businesses to be increasingly turning to short leases in the wake of the financial downturn.
Four out of five (81%) small firms have signed agreements of five years or fewer, while just 3% are currently on a lease of more than ten years.
The Land Registry's data suggests that home owners have put the worst of the financial crisis behind them, as the number of completed house sales in England and Wales rose by 8% to 45,814 in May 2010 from the same month last year.
